Just as you wouldn't be casual in the selection of your doctor or your attorney, you shouldn't take the selection of your REALTOR® lightly. Indeed, the best way to find such a professional is through recommendations from family and friends. Of course, you should interview several REALTORS® before you choose one. If you're selling your home, you should ask the candidates how they plan to market your home, what pricing advice they can offer, and what other suggestions they can provide to further enhance the desirability of your home.

What is an Association of REALTORS®?

An Association of REALTORS® strives to be the collective force influencing and shaping the real estate industry.  It seeks to be the leading advocate of the right to own, use, and transfer real property; the acknowledged leader in developing standards for efficient, effective, and ethical real estate business practices; and valued by highly skilled real estate professionals and viewed by them as crucial to their success.

An Association of REALTORS® provides a facility for professional development, research and exchange of information among its members and to the public and government for the purpose of preserving the free enterprise system, and the right to own, use and transfer real property.

The Williamsburg Area Association of REALTOR®S is a professional trade association of over 400 licensed real estate agents.  Our members abide by a strict code of ethics and have access to a wide variety of business services that are not available to non-REALTORS. This gives them a competitive edge in the marketplace, enabling them to provide superior services to buyers and sellers of real property.   One of the most valuable tools only available to REALTORS® is a state-of-the-art MLS (Multiple Listing Service) which provides accurate, current information about the local market and more. Through the Williamsburg Multiple Listing Service (WMLS) REALTORS® have access to many "Value Added Services" which may not be found elsewhere.  And, ever serving our members, the WMLS has become part of a new venture – the Commonwealth MLS Co-op – which launched March 1, 2016, and greatly expanded the footprint of the area covered.

How to Choose the Right REALTOR®?

All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. They proudly display the REALTOR "®" logo on their business card or other marketing and sales literature. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. The NAR Code of Ethics lies at the heart of being a REALTOR®.  Since its adoption in 1913, the Code has promoted time-honored principles that are generally defined as:

  • Loyalty to clients
  • Fiduciary duty to clients
  • Cooperation with competitors
  • Truthfulness in statements and advertising and non-interference in exclusive relationships that other REALTORS® have with clients.

REALTOR® members who violate the Code of Ethics can be subject to sanctions by their local Association through procedures established by the National Association of REALTORS®.

  • If you believe a REALTOR® has violated the code or the law there are various ways you can attempt to resolve the complaint.
  • Basic information on professional standards procedures are available on this site.
  • WAAR is responsible for enforcing the Code of Ethics for its 500 REALTOR® members. We encourage members of the public and REALTORS® alike who have complaints to communicate their difficulty to the broker of the firm involved in the complaint.  In many cases this will rectify the situation and eliminate the reason for the complaint.
  • If the REALTOR® is not a member of the Williamsburg Area Association of REALTORS® you will need to contact the Virginia Association of REALTORS to determine to which local association the REALTOR® belongs.
  • Potential legal violations need to be reported to the Virginia Departments of Professional and Occupational Regulation, not the local REALTOR® association.
