Greater Williamsburg Area Q2 2026 Housing Market Report
Williamsburg, VA – The Williamsburg Area Association of REALTORS® (WAAR) reported a strong second quarter across the Greater Williamsburg Area housing market, with rising home sales, increasing buyer activity, and continued price appreciation signaling sustained demand throughout the area.
Home sales in the WAAR region increased 17% compared to the second quarter of last year, reaching 1,128 closed sales, an increase of 166 transactions. The growth reflects robust buyer activity across much of the region, particularly in James City County, where sales rose 18%, and York County, which posted a 19% increase and recorded its fifth consecutive quarter of sales growth.
Pending sales also continued their upward trajectory, highlighting strong demand heading into the second half of the year. York County experienced a 31% increase in pending transactions, while Williamsburg led the region with a jump of over 100% in pending sales activity.
Home Prices Continue to Climb
The region saw continued home price appreciation during the second quarter. The median sales price reached $485,000, representing a 7% increase, or $32,500 more than the same period last year.
Williamsburg recorded the strongest price growth in the region, with the median sales price rising 13% year over year. New Kent County also continued its impressive streak of sustained price appreciation, marking its seventh consecutive quarter of elevated home price growth as demand remained steady.
Meanwhile, Charles City County experienced softer pricing conditions. Reduced buyer competition contributed to a 9% decline in the median sales price compared to the second quarter of last year.
The market remained highly competitive overall, with homes selling for an average of 99.9% of their asking price, reflecting continued seller leverage and strong buyer interest.
Inventory Expands for Eighth Consecutive Quarter
Housing inventory continued to improve throughout the WAAR footprint, providing buyers with more options than in previous years. Active listings increased 5% year over year, reaching 965 listings at the end of the second quarter, 48 more properties than were available at the same time last year.
New Kent County led the region in inventory growth, posting a 28% increase in active listings, followed by James City County with an 8% gain. York County, however, experienced its first decline in listing activity in two years, with inventory falling 13% from the previous year.
Even with the increase in available homes, market demand remained strong enough to keep the months of supply unchanged at 3.4 months compared to a year ago, indicating a balanced increase in both inventory and buyer activity.
Positive Outlook for the Remainder of 2026
The Greater Williamsburg Area housing market has continued to build momentum in 2026, with the first half of the year outperforming the same period in 2025. In fact, the market has recorded its strongest first-half sales performance since 2022.
The combination of strong pent-up buyer demand and growing inventory has helped sustain healthy market conditions throughout the region. As more listings become available, buyers are finding greater opportunities while sellers continue to benefit from favorable pricing conditions.
