Williamsburg Real Estate School
The Williamsburg Real Estate School is the education division of the Williamsburg Area Association of REALTORS® (WAAR). The program strives to meet and equip today’s REALTORS® with the tools they need to succeed in a challenging and competitive marketplace.
PURPOSE
- To provide the real estate industry with qualified, well-informed licensees, while providing the public with qualified practitioners.
- To encourage learning through well-structured classes, quality instruction and diverse programs. Course material remains current and pertinent to issues that affect the real estate industry.
- Assures students that the institution operates on a sound financial basis

ACCREDITATION
WRES is a Professional Real Estate Institute licensed by the Virginia Department of Professional and Occupational Regulation, to teach real estate courses and to satisfy state licensing requirements. The school operates according to Part VI (Schools) of the Real Estate Board Regulations in order to remain in compliance with the regulations of the Virginia Real Estate License Law.
As defined by the U.S. Department of Education accreditation, the school:
- Assures students that the institution operates on a sound financial basis
- Has approved programs of study

LICENSE REQUIREMENTS
Virginia State Licensing Requirements for Agents and Brokers
A. Interested in a career in real estate?
In order to become licensed in Virginia as a real estate salesperson by the Virginia Real Estate Board, applicants must:
- Complete 60 class/clock hours of a Board-approved Principles of Real Estate Pre-License Courses
- Pass the state and national portions of the examination
- Be at least 18 years old
Applicants must apply for the license within one year of passing the examination, or a re-examination will be required.
B. In order to become licensed as a real estate broker by the Real Estate Board, you must:
- Complete 180 class/clock hours of Board-approved Pre-license courses, and
- Pass the state and national portions of the broker examination, and
- Submit verification of experience (actively engaged as a salesperson for 36 of the 48 months preceding application).
Equivalent courses to Board-approved courses offered by an accredited university, college, community college, or other school or education institution may be accepted for broker pre-license education. Each course must be at least 45 class/clock hours or 3 semester hours. Proof of course completion, including a monitored, final written examination, is required for course approval.
You must complete a Real Estate Brokerage course. In addition to a Real Estate Brokerage course, you must complete either: A) the three Broker-Specific Courses of Real Estate Appraisal, Real Estate Finance and Real Estate Law; or B) two of the Broker Specific Courses and one of the following Broker-Related Courses:

- CCIM designation

NOTE: Courses taken to meet continuing education requirements are not acceptable for pre-license credit in Virginia.
ANY PRINCIPLES OF REAL ESTATE COURSE TAKEN FOR LICENSURE AS A SALESPERSON IS NOT ACCEPTABLE AS A BROKER PRE-LICENSE EDUCATION COURSE. Original or certified copies of transcripts are required to verify broker pre-license courses.

CONTINUE EDUCATION
To maintain their real estate licenses in the state(s) where they operate, agents and brokers need to participate in defined amounts of continuing education (CE) each year or recurring time period. These requirements are set forth in state laws and are administered by state real estate commissions. The specific requirements, time frames, and due dates vary considerably across states—as do the requirements for obtaining a license, called pre-licensing, and supplemental one-time novice training, called post-licensing.
DESIGNATIONS
The Williamsburg Real Estate School (WRES) offers a variety of NAR designation and certification courses throughout the year to include: ABR, SRES, GRI, Military Relocation Professional Certification and Broker Licensing. Other designations and certification courses may be offered depending upon interest.
NAR and its affiliated Institutes, Societies, and Councils provide a wide range of programs and services that assist members in increasing skills, proficiency, and knowledge. Designations and certifications acknowledging experience and expertise in various real estate sectors are awarded by NAR and each affiliated group upon completion of required courses.
