On June 11, 2024, the Veterans Administration (VA) announced a temporary local variance to allow VA borrowers to pay buyer broker fees. For the rule to apply, the home needs to be in an area where cooperative compensation through the MLS is not permitted OR buyerbroker compensation cannot be established or flow through the listing broker.
Buyer-broker charges cannot be included in the VA loan amount. Buyer-broker fees must be reasonable and customary, and the VA encourages borrowers to negotiate buyer broker fees.
THE RULE WILL GO INTO EFFECT STARTING AUGUST 10, 2024.
